As a shopping center professional for more than 23 years, I have seen few excellent temporary tenant programs and many poor programs.  Judy Batson and CartWorks Corporation produced and continue to manage an excellent Specialty Leasing program at Pointe Orlando.

In 1997 CartWorks was originally engaged to design and implement a “turn key” program for the project.  CartWorks produced more than was promised.  Judy’s industry contacts enabled us to meet a difficult grand opening deadline.  Judy produced a program from zero.  She not only sourced the cart manufacturer, designed the carts, but also leased to 100% occupancy by opening day.

Under CartWorks management, the Pointe Orlando temporary tenant program has exceeded the budgeted revenue for the past 10 years.  Judy has accomplished this by leasing to tenants that compliment the in-line tenant mix.

As manager of Pointe Orlando, I am thrilled that the temporary tenants are one item I do not have to worry about.  CartWorks has implemented detailed and succinct systems, which keep the program moving smoothly.  We also have been able to maximize revenue without having to add a Specialty Leasing Manager to our staff.  CartWorks handles every detail and Judy feels like a member of our staff.

When we first started the EFX project we knew we were going to experience times when we would need help and advice.
Little did we realize how soon we would need that advice. Almost immediately after we started talking to Mall owners and leasing agents we realized that we didn’t understand the environment or the workings of a Shopping Mall. We needed help understanding what it was going to take to put together a successful operation in a mall.

The information that Neutrogena can communicate about skin care and our products is somewhat limited.  First, our products are sold in a self-service environment, and secondly, there's only so much that can be told in a 30 second TV spot or on a package.  In addition, Neutrogena believes that each person has unique skin care needs and that with the overwhelming number of skin care products available, we wanted to help men and women cut through the clutter to make the right product selection.  For this reason, we decided to test market our own free-standing retail stores and educational centers in mall locations.
